PMI License Terms & Condition
Please read the following License terms and conditions and indicate your acceptance by ticking the acceptance box.
Applications are processed on a strictly "first come-first served" basis.
1. A booking is only confirmed upon receipt of the booking fee.
2. Property Management Ireland reserves the right to decline an application.
3. The Licensee shall occupy the Premises on foot of this License agreement on a non-exclusive basis.
4. Any rights the applicant might have do not attach to any particular room or space; rather Property Management Ireland retains the discretion to change the room/village that has been allocated to the Applicant at any time.
5. The Licensee recognizes that the license agreement does not confer on the Licensee any exclusive right of possession of the Premises or the Apartment, or any right of possession at all therein save to the extent necessary for the purposes of the License agreement.
6. Property Management Ireland reserve the right to enter the premises at any time at its discretion, without notice and without the consent of the Applicant, in order to inspect the premises.
7. Applications are accepted for the entire occupancy period from September to the 21st of May only. Any student who accepts an allocation in our accommodation and for whatever reason subsequently cancels/vacates their allocation will not be refunded their deposit or utility payment. Four weeks written notice must be given to PMI. The balance of their rent will be refunded as soon as their allocation is re-let to another student. We will try our best to find a suitable replacement, but if the allocation remains empty the licensee is liable for the rent until the end of the license agreement.
8. Not all preferences are guaranteed i.e. location, roommate, type of room etc.
9. Any student who is in "twin room" accommodation must accept that Management reserves the right to fill any vacant beds as they see fit.
10. Booking fees are refunded during the summer to the IBAN provided by you on your booking form. Any unclaimed booking fee is forfeit if not collected within 12 months of departure from the residence.
Cancellation
1. First year applicants must notify us in writing at cancellations@propertymanagementireland.ie no later than 3 days after first round CAO offers are made if they wish to cancel their booking. €200.00 of the booking fee will be returned. Cancellation after this date will result in total loss of the booking fee.
2. For all other years, cancellation once booking fee has been paid will result in the total loss of the booking fee.
Payment

2. By accepting these terms and conditions you agree to pay your accommodation fees in full. If your payment has not been received by the due date, your licence agreement will be terminated.
Under no circumstances will keys be released without payment of first payment due. Non Payment of rent constitutes a serious breach of contract and will result in expulsion.
3. A key-fob will be issued on check-in on or after the 30th August which will permit access to the allocated room. In the event of loss of key-fob during the year a replacement fob can be received from reception for a fee of €30 for a fob and €15 for a bedroom key. Keys are validated for the first term and must be re-validated again on receipt of second term fees.
4. Moving-in must be carried out between 9.30 am to 3.30 pm, Monday to Friday.
5. If the office is unattended at the time of move in, it’s the residences responsibility to make contact when staff are available to familiarize themselves with the operations and services in the accommodation. E.g. Electricity heating and ventilation etc.
6. Booking fees are forfeited if not applied for within 12 months of vacating the property.
The PMI offices are closed on weekends without exception.
1. The electricity fee and utilities charge are non refundable except in Thomond village where its pay as you go throughout your stay.
2. If your electricity allowance of €300 is exceeded it is you and your house mates responsibility to top it up.
3. Apartment and room inspections will be carried out on a regular basis during the year and all students are responsible for maintaining the apartment and room to an acceptable standard. Students are liable for the cost of engaging contract cleaners where apartments are being neglected.
4. While there is insurance cover for the apartment and its contents this does not extend to the students personal belongings therefore it is strongly advised that you take out Insurance cover for your personal belongings held on site.
5. Clamping for inappropriate car parking is in operation on all of our sites, release fee is €100.
6. The terms and conditions comply with our Student Handbooks & House Rules Conditions.
Changes to Terms and Conditions
1. Information may be subject to change. It does not constitute a contract or part thereof. If you have any queries about these terms and conditions please contact us on 061 44 22 00.
I agree to the terms and conditions as laid out above and I acknowledge the status of this agreement as a license agreement and recognize that no landlord and licensee obligations are created by the agreement.

Some guidelines;
Please co-operate with security staff at all times.
Do not allow people you do not know into your apartment.

Maintenance
We have a maintenance team who are available between 9.00am & 5.00pm from Monday – Friday.
Laundrette
Harriston - Our self service laundry is operated using a top up card which is available in the office. The laundry is available 24 hr.
(Cratloe & Ashdown) - Our self-service laundrette can be accessed by using your key fob. Machines are coin operated Please note that the launderette is not supervised so make sure to keep an eye on your belongings.
Common/Game room (Cratloe, Harriston, Thomond & Punchs)
Sometimes it’s nice to chill out with friends (or get a break from them!). The common room is the perfect place to do this, with couches and a TV with the full range of Sky Channels.
Electricity
Pinergy meters are installed in Alphosus, Ashdown, Clontarf, Hall, Cratloe & Harriston - Your allowance is paid by you in your payment and we then apply this to the meter as the year progresses. You are responsible topping up your meter if you exceed this and should monitor the balance to make sure you have credit. Thomond Village is pay as you go using your PINERGY card.
WIFI - Accessing the system:
There are 2 ways to connect to the internet; Wired - Connect one end of your cable to your device and plug the other end into the internet data port in the bedroom. Wireless - Browse for the villages wireless network on your device and click connect using the password which is available from the office.
Internet Limitations
As we provide internet access free of charge, there are limitations and restrictions that are in place so that we can provide a fair service to all users. Each student will receive an initial 2MB download allowance. This will provide sufficient access to browse the web, use social media, connect to the college network and some light streaming via YouTube, for example. We would recommend a user connect no more than 2 devices to the network ant any one time.

Bedroom Heating Instructions
The Bedroom heating is provided by a panel heater with a timer. Turn the selector switch to the right. Set the timer by gently pulling the mini selector switches for the time when the heating is needed (check that the time is correct. If immediate heat is required, move the selector switch to the left (I). Set the thermostat dial to either 1 or 2. The temperature dial is located on the right hand side of the heater 0 – 30.
Note: Do not dry clothes directly on the radiator or place objects against it, these are fire hazards. Any mould will be charged from the deposit. Please also turn off the radiator when it is not required.
Living Room Heating Instructions:
Heating is provided by a combined storage heater. This stores heat during the night and radiates heat slowly during the day. Turn on switch closest to the heater, this is the storage heating switch (even if the light isn’t red it is still operating correctly. This needs to be on all the time for the storage heating to work. Set input and output control between 4 and 6.You can increase or decrease the temperature of the heater by adjusting the output switch on the top of the heater. For a boost of instant heat you can turn on the fan by turning on the switch next to the switch for the storage heating. This should only be used when necessary as this uses up a lot of electricity units.
Water Heating (Immersion Timers):
In order to have hot water when you want it, you will need to set the timer in the hot press by pushing out the pins for the hours you desire. 1hour – 2hours should be plenty of time to heat the water for 3. If you need a boost of water just use the boost button.
Do not leave the immersion on constantly.

Our maintenance team is available between 9.00am and 17.00pm from Monday to Friday. To log maintenance issues please contact office staff on the email addresses provided here or pop into us in the offices. We can also be contacted via Facebook. Important: any emergency maintenance Issues, including (but not limited to) leaks, Door/window security, fire safety and major electrical faults, should be reported immediately to reception or to security (outside of office hours).
The Importance of Ventilation
Ireland has a cold, wet climate. In winter especially, the damp air can cause mould on walls and furniture in all houses. It is Important, therefore, for students to take precautions to ensure that their accommodation is kept warm and well-aired, as mould can cause respiratory problems. In Ireland, a major cause of damp is cause by condensation. Any mould will be charged from the deposit.
What is condensation?
There is always some moisture in the air, even if you cannot see it. If the air gets colder, it cannot hold all of the moisture and tiny drops of water appear – this is condensation.
Condensation occurs mainly during cold weather, whether it is raining or not. It appears in places where there is little movement of air. Look for it on walls, in corners, on or near windows and in or behind wardrobes and cupboards.
How to avoid Condensation
To reduce the amount of moisture when cooking, cover saucepans and pots and do no leave kettles boiling. Please refrain from drying clothes in the apartments.
How to ventilate your apartment
Ventilation is needed to get rid of moisture. You need much more ventilation in the kitchen or bathroom when cooking, washing up and bathing. This means opening the windows wider. Always open windows when cooking and after showering. However, remember to close the windows when leaving your apartment. Close the kitchen and bathroom doors when these rooms are in use, even if your kitchen or bathroom has an extractor fan. This will help to stop moisture reaching other rooms, especially bedrooms, which are often colder and more likely to get condensation. Allow space for the air to circulate in and around your furniture. Also, open doors from time to time to ventilate cupboards and wardrobes.
If you notice mould
If you notice mould, you should deal with it immediately. Wipe down walls and window frames with a fungicidal wash e.g. Dettol mould and mildew remover spray or Dettox mould and mildew remover. Clothes with mildew should be dry cleaned.
Please report mould issues to the reception office as soon as possible so that we can assist you in dealing with it.
Disciplinary Procedures
Incident Reported by Security or a P.M.I Village Resident
Any breach of P.M.I House Rules including anti-social behaviour, unofficial events, property damage etc. will be investigated fully and dealt with in a timely manner. There is zero tolerance approach in our Student Villages.
Incident Investigation
P.M.I management will meet with all parties involved and will listen to and record, on an impartial basis, all parties’ versions of events
Minor offence
If the offence is deemed to be a minor one, the below actions will be taken.
Students will be called into the office and given a written warning and/or a fine depending on the offence.
Serious Offence
If the offence is deemed to be a serious one, the below actions will be taken.
P.M.I Village management will issue a penalty/ verbal warning (confirmed in writing) and the outcome will be recorded on the student’s/students’ file(s).
Repeat Offences
Students will be called into the office and given a written warning and/or a fine depending on the offence.
Final Written warning & Eviction notice (7 day notice to quit)
Escalated incidents/repeat offences will result in fines and/or expulsion.
In the event of an Eviction/Notice to terminate, Residents are advised that all payments made of Rent and Utilities are forfeited, without exception.
It should be noted that P.M.I management reserves the right to skip any stage of this process and proceed directly to eviction, should it be deemed necessary.
House Rules
We ask all students in residence to read this carefully as she/he is bound by the terms hereof under the provision of the Student Booking Agreement.
The licensee must pay the booking fee, tenancy and light and heat charges without deduction, in the manner set out in their Booking agreement.
No refund of any prepayment shall be made in the event of the Premises being vacated early, for whatever reason, until such time as a new licensee is secured and monies received by P.M.I. The onus to find a new resident is with the licensee.
General: It is intended to develop a vibrant community spirit which supports both the social and academic life of all our at our P.M.I Student Villages/Residences. To achieve this objective, all who reside in or visit our villages should respect the facilities, the rights of our P.M.I village communities. It is intended that each apartment and block will be self regulating and will promote a positive community spirit. Please read your Booking Agreement and be clear on all points to avoid any misunderstanding going forward. Any queries relating to the Booking agreement should be discussed with management at the earliest opportunity.
Discipline: P.M.I management have full responsibility for discipline in all our Villages. Any breach of conduct in our villages whether by a resident or non resident student will be dealt with by P.M.I management. Depending on the gravity of the offence, P.M.I. management may at their discretion give a warning. Failure to respond could result in either suspension or eviction.
The Residents should not use or permit the premises to be used otherwise than for residential Purposes.
Fire:
All Residents are bound by all fire safety and other regulations for the safe and orderly management of the premises, the apartment and the complex as may from time to time be imposed and to acquaint himself/herself with these regulations and with the emergency escape routes and not to interfere in any manner with the Fire and Safety equipment. The unnecessary interference with the fire safety equipment or discharge of the fire extinguishers is considered a serious act of vandalism. There will be a charge of €125 Euro for each breach of the terms herein levied against the individual responsible or equally against all occupants of the apartment if the individual cannot be identified.
Residents should not undertake any cooking or otherwise prepare any food except in the kitchen of their apartment/residence, and should not dispose of any materials in any sink or lavatory or otherwise so as to block any drains, pipes or sewers serving the complex. Care must be taken when using the equipment in the kitchen. Do not leave cooking unattended; ensure all equipment is turned off when finished.
Overnight visitors: Visitors are NOT permitted to stay overnight without prior approval of agents of P.M.I management.
Please ensure your guests are signed in. A maximum of 2 guests per resident. A guest cannot exceed 2 sign ins in a week. P.M.I. reserves the right to cap the maximum number of overnight visitors on any night – this is at the discretion of management.
At the management’s discretion, there may be certain days that Residents only are permitted in our villages.
Noise:
To maintain an atmosphere conductive to study, Residents are requested not to play musical instruments or radios, televisions or other sound producing apparatus in such a manner as to cause disturbance, annoyance or nuisance to other of the complex and in particular not between the hours of 11pm and 8am. Abuse of this clause may, at the discretion of P.M.I and based on complaints from other, be grounds for termination of the Booking Agreement.
Vandalism:
The cost of any damage caused in an apartment will be charged to the person/persons responsible. Residents are expected not to damage windows or doors or any P.M.I property. Candles, fairy lights, beer kegs etc are not allowed.
A minimum charge of €70.00 will apply to each and every instance of apartment or block doors being forcefully opened.
Electrical:
Residents shall not interfere with or overload any electrical apparatus installed in or on the premises and shall not install any additional electrical wiring, gas piping or portable gas or paraffin heaters in their apartment or any other part of the complex.
Transfer of rooms:
Residents are expected to occupy the room assigned to them at check-in. Transfer may only be arranged at the discretion of P.M.I management.
Fixtures and Fittings:
Residents are requested to keep all Furniture, fixtures, fittings, appliances and articles in their apartment in good and proper repair and to pay to P.M.I an amount equivalent to the replacement cost of such items as may be lost, broken or destroyed. are requested not to deface the Premises, the Apartment or the Complex, or to drive nails or drawing pins into the walls or woodwork nor affix any form of sticky tape to plaster or woodwork and to remove any of the same within 24hrs of notification by P.M.I. Blu-Tak and sellotape to walls is strictly forbidden. All re advised that they will be charged at a minimum of 30.00Euro per bedroom wall & 30.00Euro per hallway/kitchen wall for damage by Blu-Tak or Sellotape. Holes made to walls by or their guests will be charged a minimum of €100.00 Euro per hole/wall. Damage to the couch - €300.00 Broken doors - €200.00 Euro, Broken Handle – €100.00 Euro.
Residents are advised that damage to the walls from food spatters/stains and drink stains will be charge at the same rate as Blu-Tak & Sellotape damage.
Furniture:
Residents are not permitted to remove or permit the furniture, fixtures and fittings, appliance or articles to be removed from the premises or from the Apartment complex.
Fobs & Bedroom Keys:
Residents should not, under any circumstances, part with possession of any keys to the premises for the purpose of gaining access to the premises or the Apartment and to report any loss thereof immediately to P.M.I receptions. The cost of replacing the bedroom keys is €15.00Euro and the cost of replacing the fob is €30.00Euro. Any time you lock your keys in the apartment and security have to open the door there will be a charge of €5.00Euro for each and every instance - there will be no charge if the licensee has a non-functional key.
Ventilation:
Residents should not cover wall vents/fans in toilets and kitchens, as these are required for proper ventilation. Ventilation is also very important to avoid build-up of moisture and mould growth, particularly in kitchen and bathroom areas. All windows should be opened each day for a period to allow proper ventilation of the apartment whilst the apartment is occupied.
Removal of refuse:
Residents should not throw or deposit, or permit to be thrown or deposited, dirt, rubbish, rags or other refuse in or around P.M.I Student Villages/Residences or in and around their apartment. are expected to remove all waste from their apartment on a regular basis and to at all times make use of a common rubbish bin in respect of such items and not allow any internal rubbish bins to overfill or spill on walls or floors of the apartment. We operate a policy of Recycling in our P.M.I Villages/Residences and are required to comply with this.
Pets:
Residents shall not keep a dog or any other animal/pet (with exception of approved Guide dogs in or on the Premises, the Apartment or in the Complex.
Cleaning: The apartments are self-catering. There is no cleaning service provided. Residents are required to maintain and clean their own Apartment/room. There will be regular housekeeping checks. If your apartment is not found to be at an acceptable standard you will be required to bring it to that standard. Displays of bottles, containers or other articles in the area of the windows of the Apartments are not permitted. Residents are not permitted to hang or expose any clothes, poster or advertisement matter or placard, flag banner or any other items from the windows.
The security of each apartment/room is the responsibility of the. Apartment and bedroom doors MUST be closed at all times. Windows MUST be locked when leaving a room or apartment. Doors can’t be left on latch. Please contact our P.M.I receptions immediately if you have concerns over your apartment’s security. Anti-social behaviour will not be tolerated. should not participate in any incident which may be deemed by P.M.I as a breach of the booking agreement.
Residents should drive with due care and obey the rules of the road within our P.M.I villages and should park at locations as directed by a member of staff/security personnel when requested to do so. should respect all P.M.I staff and security personnel at all times & comply with any request or instruction issued by P.M.I staff and Security personnel as they see fit to maintain the safety & security of all . must inform P.M.I village staff and security immediately of any emergency or situation requiring urgent attention. Outside of office hours assistance in any emergency should be sought from security. Subject to the foregoing should not disturb the Security officer with routine inquiries that can be attended to during office hours at the Complex Administration Office.
Residents must leave the Premises in a clean and orderly condition and to remove all personal effects and belongings there from and not later than the agreed time on the day of departure. Any such personal effects or belongings so left in or on the Premises or the Apartment or in or on the Complex after that time shall be disposed of by P.M.I at its discretion without incurring any liability to P.M.I.
It should be noted that the refund of the booking fee upon termination of the Licence Agreement is conditional on the terms and conditions of the Licence and these House Rules having been complied with in full, and upon receipt of all keys issued to the Resident.
All payments of rent and utilities are non refundable. If a Resident breaks their licence and moves out before the end of their contract, the booking fee will also be forfeited. In the case of an early leaver it remains at the discretion of management as to whether any portion of rent paid will be refunded. Booking agreements are made on a full contract basis.

The Site contains links to third party web sites. These links are provided solely as a convenience to you and not as an endorsement by us of the contents on such third party web sites. We are not responsible for the content of linked third party sites and does not make any representations regarding the content or accuracy of materials on such third party web sites. If you decide to access linked third-party web sites, you do so at your own risk.
Indemnity
You agree to defend, indemnify, and hold harmless Property Management Ireland, its’ Directors, officers, and employees from and against any costs, damages, or losses of any kind, including without limitation, all legal, accounting and Management fees, arising or resulting from any claims, actions and demands in respect of your use of the material (including software) or your violation of these Terms and Conditions or unauthorised use of the services and information provided on this website. This includes any infringement of copyright, trademark or intellectual property rights and any claim in respect of libel, defamation and breach of confidentiality. Property Management Ireland shall provide such notice to you promptly of any such claim, suit, or proceedings and Property Management Ireland shall nominate such solicitors as it chooses to defend any such claim, suit or proceedings at your own expense.
Booking fee payments
You may submit payments online in respect of booking fee due by you to P.M.I. The facility and our communications to you in relation to any payment will be in the English language.
Once you submit a payment, you cannot then withdraw or cancel your payment except as specifically stated in these Terms and Conditions.
No payment is accepted from you until our website displays a payment confirmation message.
All payments in respect of rent will be transferred into our client account.
Please note that should your account fall into arrears, Property Management Ireland reserves the right to pass on your details to a collection agency for recovery of the outstanding debt. There will be a handling charge for all such cases.
You agree not to hold us responsible for banking charges incurred on payments on your account.
Property Management Ireland reserves the right to change the fees for any services at any time.
Cancellation
You are entitled to cancel a payment where fraudulent use has been made of your payment card by a person not acting, or to be treated as acting, as your agent. If you have already made a payment where your payment card has been so fraudulently used, then you should approach your card issuer for re-credit to your card.
We reserve the right to terminate or restrict your use of our service, for any or no reason whatsoever. One reason that we may do so is if we believe that you are in breach of any obligation under these terms. If we terminate your use of our service as a result of a breach of any obligation under these terms, such termination would be immediate and without notice.
